Many of the families that need an affordable home the most, are the very ones that are unable to qualify using traditional sources of financing. That is where we come in. Using our own capital, we can help these potential buyers realize their dream of home ownership by providing the financing they need. Once the home has been sold, we recoup our capital by borrowing only the amount we have invested from a private party investor, which we call a Private Lender. Many lenders get into trouble when they finance "profit", that is why we only borrow our costs, as a safeguard for our Private Lender to make sure that not only do they receive a great return ON their investment capital, but that they recieve a return OF their investment capital as well. We recieve our profit bit by bit with each payment we collect, with the lions share coming only after our Private Lender has fully recouped their loan to the company plus interest. Since the loan is made directly to the company, the Private Lender need not ever worry about collecting payments, they go out every month from the company regardless of whether the buyer makes their payment. Our reputation truly depends on making this a totally passive transaction for our Private Lender, that is why in over 10 years not one of our Private Lenders has ever gotten an excuse instead of a check.
